The law was created following the tragic death of two-year-old Awaab Ishak in 2020, caused by prolonged exposure to mould in social housing.

Under Awaab’s Law, landlords and housing providers now have a legal duty to investigate and fix damp and mould problems within strict timeframes. This means tenants must receive prompt responses to complaints, and any health-related hazards must be professionally assessed and treated to meet housing safety standards.

  • ☐ Damp or mould report logged immediately

  • ☐ Risk level assessed (emergency vs non-emergency)

  • ☐ Emergency hazards made safe within 24 hours

🔲 Investigation

  • ☐ Inspection arranged within 10 working days

  • ☐ Inspection carried out by competent personnel

  • ☐ Photographic and written evidence recorded

🔲 Documentation

  • ☐ Written findings produced within 3 working days

  • ☐ Tenant provided with inspection outcome

  • ☐ Records stored for compliance and audit purposes

🔲 Remediation

  • ☐ Hazards made safe within 5 working days of findings

  • ☐ Specialist mould remediation completed where required

  • ☐ Waste removed and disposed of correctly

🔲 Prevention

  • ☐ Root cause identified (ventilation, leaks, insulation, etc.)
