Awaab’s Law is a legal requirement introduced following the tragic death of Awaab Ishak, aimed at protecting tenants from prolonged exposure to damp and mould hazards.
The law places strict timeframes on landlords and housing providers to investigate, report, and remediate hazards that pose a risk to health.
When does Awaab’s Law start?
Phase 1 of Awaab’s Law comes into force on:

From this date, landlords in England’s social rented sector must comply with statutory investigation and remediation deadlines.
Awaab’s Law – Key Legal Timeframes
Landlords and housing providers must meet the following requirements:

Emergency hazards:
Must be made safe within 24 hours -
Significant damp and mould:
Investigation must begin within 10 working days -
Written findings:
A written report must be provided within 3 working days of the investigation -
Post-investigation actions:
Identified hazards must be made safe within 5 working days -
Preventing recurrence:
Remedial works to prevent damp and mould returning must begin within 12 weeks
Failure to meet these timeframes can result in regulatory enforcement, legal action, and reputational damage.
